Job Summary:

We are seeking an experienced Property Manager to oversee the day-to-day operations of retail shopping centers. The ideal candidate will have a strong background in real estate property management, specifically in managing retail properties, and a deep understanding of lease administration, tenant relations, financial management, and property maintenance. This role requires a proactive, detail-oriented professional who can enhance property value and ensure a positive tenant and customer experience.

 

Job Title: Property Manager – Retail Shopping Centers
Location: Irvine, CA
Job Type: Full-Time

Schedule: Mon-Fri; 9am-3pm
Pay Range: $28-30/hr

 

Key Responsibilities:

  • Property Operations: Manage the daily operations of assigned retail shopping centers, ensuring properties are well-maintained and operating efficiently.

  • Tenant Relations: Serve as the primary point of contact for tenants, addressing concerns, facilitating lease negotiations, and ensuring lease compliance.

  • Lease Administration: Oversee lease agreements, renewals, and amendments, ensuring adherence to lease terms and conditions.

  • Financial Management: Develop and manage property budgets, monitor financial performance, and control operating expenses. Prepare financial reports, including income statements and variance analysis.

  • Maintenance & Repairs: Coordinate routine maintenance, repairs, and capital improvement projects to maintain property value and safety. Work with vendors and contractors to ensure timely and cost-effective solutions.

  • Marketing & Leasing Support: Collaborate with leasing teams to maintain occupancy levels, attract new tenants, and retain existing tenants. Assist with property marketing initiatives to enhance tenant success.

  • Risk Management & Compliance: Ensure compliance with local regulations, property codes, and safety standards. Manage insurance requirements and mitigate property risks.

  • Vendor & Contract Management: Negotiate and manage service contracts with vendors, ensuring quality services at competitive rates.

  • Customer & Community Engagement: Foster strong relationships with tenants, customers, and local communities to enhance the shopping experience and drive foot traffic.

Qualifications:

Minimum of 3 years of experience in property management, specifically in retail/ commercial centers
Must have good financial knowledge dealing with accounting or bookkeeping

Strong knowledge of lease administration, financial reporting, and property maintenance

Excellent communication and interpersonal skills

Calm, professional, and diligent

Strong problem-solving and negotiation skills

Ability to multitask and manage multiple properties simultaneously

Must live within a 10 mile radius of Irvine, CA.
